Stabilized Financing

Commercial real estate assets that are well-maintained with high occupancies qualify for non-recourse stabilized financing options, which offer the lowest spreads and best structures.  Historically, “stabilized financings” assumed longer-term (7+ years), fixed-rate loans with yield maintenance prepayment penalties, but the lending landscape has evolved to include a variety of shorter term options with more flexibility (fixed and floating rate).  Stabilized loan terms can be created and tailored to meet individual asset and business plan objectives, and Essex has the longest and strongest relationships within the stabilized financing space.

Structured Financing

Construction Financing

Almost every construction project in today’s environment is increasingly complex and faces an array of challenges.  As such, there are several factors to consider with the construction financing – level of recourse (completion only vs. full repayment), leverage amount, loan term (short or long), fixed vs. floating, and other loan covenants.  At Essex, our goal is to be a trusted real estate capital advisor early in the process to help identify the goals and objectives, navigate the ever-changing capital markets, and alleviate any concerns of procurement and closing.  The lender landscape is much more complex today with newer players in the construction financing space (insurance companies, debt funds, and other private capital) and more regulations and stress on the national, regional, and local banks.
